This unique five acre tract of land sits on the edge of the Cumberland River in Riddleton, TN. (Smith County) The property is located right across from the Rome Road boat access point on Highway 70. Traveling to the property from Lebanon is about 45 minutes.  You can take Highway 231 north from Lebanon through Hartsville. You can also take Interstate 40 east and go through Carthage. Of course you can always get there by boat. I have traveled by boat from Mount Juliet to the property in an hour and a half. The ride is absolutely beautiful going up the river.

Even though this property is on the river, the Corp of Engineers does not own the river frontage.  You will.  The Corp has a flood easement that goes to a certain elevation which is below the campsite and structure. It does not affect the use of the property. I have never seen it as high as their easement. As you can see in the pictures, I cut the grass to the river’s edge. This is a great property for fun, family, BBQ’s, camping, fishing, shooting and more!

Room for Guests and Campers!

At the river’s edge is a campsite built for three campers. Adjacent to the campsite is a grass field with ample room for for a multitude of activities. There is a 16’ x 16’ deck that cantilevers over the water giving everyone on the property quick access to fun and the river. The deck has an adjustable ladder leading into the water to swim or to step into your boat.  With all of that space you don’t even need to worry about the heat as there is a canopy of trees that provide plenty of shade around the river, but not so many that you cannot drop in a line and go fishing.

Neighboring Farms!

Currently, we lease the middle section of the land to a local farmer. He rotates corn one year and soy beans the next. He pays a percentage of his crop which has been more than enough to cover the taxes on the property!  This arrangement is year to year and thus can be revoked should you want to use the entire property for your own purposes. For privacy we have the the property gated at the road and then again as you head back to the river through the fence.

The structure on the property was built in 2014. It is a stick built 50’ x 50’ metal building on a concrete slab. The eave height is 16’. The front of the building has three doors. One 12‘ drive in door, one 10’ drive in door and a standard 36” entry door. Each of the roll up doors are on electric openers. There is a 12’ drive in door on the back, also with an electric opener. Another 36” entry door on the rear leads to a large covered porch and then to a wrap-around uncovered deck with stairs down to the grass. There is one more entry door that leads in from the deck on the right hand side of the building. 

The shop side was built with a full size RV in mind and ample space for a wood working, metal fabrication or whatever you would like to do with a shop. It has a sewer connections for dumping, a 50 amp electrical service, a drain in floor for washing, enough room for the awning to be extended, etc… The area the structure is built in is fenced (approximately 2 acres) with a three rail fence. The building has a full bath, kitchen, dining area, bar and fireplace in a living room setting. 

There is still room for a home site and the septic system was designed and installed for a home to be added.
